Job Description & Qualifications

Job Summary

Reviews and analyzes contracts to ensure the cost effectiveness of real estate transactions. Manages real estate payments and data accuracy across multiple systems, generates reports and analyses on financial metrics for contract obligations, and partners with individuals across multiple functions in support of real estate programs.

Major Tasks, Responsibilities, and Key Accountabilities

  • Reviews and interprets lease language for payment accuracy, negotiates with providers on issues requiring review and/or correction, and partners with internal business partners to ensure payments and other ongoing facility costs are compliant with lease agreements.

  • Collects, analyzes, interprets, and reports on critical deal data for real estate transactions.

  • Provides due diligence in the review process to ensure the cost effectiveness of business payments, including expediting and ensuring the resolution of all required processes in order to close transactions.

  • Serves as the primary point-of-contact for accounting and field inquiries related to facility payments and lease obligations.

  • Gathers and compiles data for analyses, including preparing reports with charts, graphs, mailing lists, and maps. Creates, runs, and distributes recurring standard reports in multiple systems.

  • Collaborates with functional business groups to ensure costs are reviewed, monitored, and updated as needed.

  • Interprets and summarizes financial and non-financial covenants and clauses from real estate contracts in order to input critical and detailed information into real estate data management systems.

  • Provides invoice payment administration and support by setting up vendors in systems, coding invoices for processing, and tracking invoices against budgets and contracts.

Nature and Scope

  • Demonstrates skill in data analysis techniques by resolving missing/incomplete information and inconsistencies/anomalies in more complex research/data.

  • Nature of work requires increasing independence; receives guidance only on unusual, complex problems or issues. Work review typically involves periodic review of output by a supervisor and/or direct customers of the process.

  • May provide general guidance/direction to or train junior level support or professional personnel.

Work Environment

  • Located in a comfortable indoor area. Any unpleasant conditions would be infrequent and not objectionable.

  • Most of the time is spent sitting in a comfortable position and there is frequent opportunity to move about. On rare occasions there may be a need to move or lift light articles.

  • Typically requires overnight travel less than 10% of the time.

Education and Experience

  • Typically requires BS/BA in a related discipline. Generally 2-5 years of experience in a related field OR MS/MA and generally 2-4 years of experience in a related field. Certification is required in some areas.

  • 2+ years of experience in corporate real estate.

  • Experience managing real estate and/or construction transactions.

  • Expertise in working with spreadsheets and databases.

  • Experience using enterprise resource planning systems.

  • Strong financial understanding of commercial real estate rental payment terms and billings
